A New Jersey Standard residential lease agreement is a fixed-term rental contract commonly for a 1-year period for use between a landlord and tenant. The form contains the required disclosures that meet State law and, once signed, becomes legally binding to both parties. A landlord will usually require a prospective tenant to complete a rental application before authorizing a lease to ensure they meet the financial requirements of the monthly rent.

- Flood Zone (§ 46:8-50) – To notify the tenant if the property is located in a flood zone designated by FEMA (use FEMA Flood Map Service Center).
- Lead-Based Paint Disclosure – For properties built before 1978.
