North Carolina Standard Residential Lease Agreement Template

A North Carolina standard residential lease agreement is a fixed-term rental contract between a landlord and tenant. The tenant will pay rent on a monthly basis to the landlord to use the residential space until the end date stated in the lease. Before a lease is signed, a landlord will commonly check the prospective tenant’s credit, via a rental application, while charging a small fee for the verification.

Disclosures

Lead-Based Paint Disclosure – Must be attached to the lease if the structure on the property was constructed before 1978.

Security Deposit Receipt (§ 42-50) – Required only if a security deposit was collected by the landlord. The receipt must be delivered to the tenant within thirty (30) days and must detail the bank name and location of where the deposit is being held.
