Ohio 3-Day Notice to Quit Form | Non-Payment

Updated July 18, 2023

An Ohio 3-Day Notice to Quit (Non-Payment of Rent) is a document used when a party, typically a landlord or owner, notifies the opposite party, the tenant, to leave the premises due to their failure to pay rent on the due date. The tenant then has three (3) days to remedy the past-due rent after they receive the notice to quit.

Delivery should be made by handing a written copy of the notice to the defendant personally, or if the tenant is unavailable to leave it at the tenant’s usual place of abode. Also mailing a copy by certified mail with return receipt will work too.
