Pennsylvania 10 Day Notice to Quit Form | Illegal Drugs

A Pennsylvania ten (10) day notice to quit is a form that requests a tenant in violation of the lease due to acts surrounding illegal drugs to vacate their rental unit within 10 days. The tenant should have been convicted of selling, manufacturing, distributing, or using illegal drugs on the premises for the landlord to issue this notice.

The tenant has the right to challenge the landlord’s demand to vacate in court if they so choose. Unlike a normal notice to quit, a tenant’s breach related to illegal drugs (The Controlled Substance, Drug, Device and Cosmetic Act) does not allow them to remedy the breach. This notice applies to tenants living in a single-family dwelling, apartment, multiple dwelling premises or tenement building.
