An Oregon 24-Hour Notice to Quit (Imminent Danger or Illegal Activity) is a form used to inform a tenant of their lease breach and gives them a direct message to immediately remove themselves from the premises of their rental unit. This notice explains that because of the tenant’s violation(s) (must state the acts and omissions constituting the cause), the landlord is giving 24 hours notice to terminate and take possession of the property.
If a tenant living in a drug and alcohol-free housing unit is caught for possessing alcohol or illegal drugs, this notice may be used as written notice to inform the individual that their tenancy will terminate in 48 hours if they do not change their conduct within 24 hours.
The following are acts that will constitute a 24 hours notice to quit:
- A tenant, someone in the tenant’s control or a tenant’s pet threatens to inflict substantial personal injury upon a person on the premises.
- A tenant intentionally provided false information with regard to criminal activity on the rental application and it occurred in the past year.
- Acts of Prostitution on the premises.
- Manufacture, delivery or possession of a controlled substance on the property.
