Mississippi 3-Day Notice to Quit | Non-Payment of Rent

A Mississippi 3-Day Notice to Quit (Non-Payment) is a type of legal document used by landlords when their tenant fails to pay rent on the date it should have been due. With respect to Mississippi law, a landlord must give the tenant no less than 3 days to cure the rent. If the tenant fails to pay rent or move out from the premises within three (3) days of receiving notice, the landlord can file for an eviction. The landlord must deliver this notice in person, by certified mail, or via electronic means (e-mail or text message) but only if both parties have previously agreed to such in writing.

If the tenant believes that they have reason to defend themselves in court, both the landlord and tenant will have the opportunity to prove their case in court.
