A Michigan seven (7) or thirty (30) day notice to quit, pursuant to M.C.L.A. 600.5714, is a form used by property owners to inform a tenant that they are in material breach of their lease agreement, such as in instances where excessive damage to the property or to another person occurs or upon a general breach of the rental lease. The number of days required for notice will largely depend on the violation. Heightened violations, such as physical destruction of the property, are cause for 7 days’ notice, whereas less significant violations (though violations nonetheless) with the rental terms are grounds for 30 days’ notice. In addition, according to M.C.L.A. 554.134(4), Form DC 100c may also be used to give notice that a lessee must remove themselves from the premises within twenty-four (24) hours due to illegal activity. To use this notice a complaint must have been filed with the police department in the area where the residence is located.
