Maine 7-Day Notice to Quit Form | Non-Compliance

A Maine 7-Day Notice to Quit (Non-Compliance) is a form drafted by a landlord that is served to a tenant to explain that a breach has been committed against the rental agreement. The landlord must show by affirmative proof that the tenant is in fact suspected of the allegations. The tenant will have seven (7) days to fix the breach or face eviction.

If the tenant is suspected by affirmative proof of any of the following, they may be liable for receiving a 7-day notice to quit from the landlord:

  • Tenant suspected of causing substantial damage to the premises and the damage has gone un-repaired.
  • Tenant has caused or permitted a nuisance on the premises or has caused the premises to become unfit for human habitation.
  • Tenant is suspected of domestic violence, sexual assault, or stalking another tenant on the premises.

Laws14 M.R.S.A. §§ 6025 and 6002

Delivering (14 M.R.S.A. § 6002) – The landlord must attempt to deliver the notice personally and in good faith on three separate occasions. If the third effort fails, the landlord must leave a copy at the dwelling unit and mail a copy via first class mail.
